The weather can get really nippy this time of the year. Is your New Westminster roofing ready for what Mother Nature has in store? Here’s a five-step action plan to prepare your roof for the changing seasons:
Step 1: Schedule a thorough inspection. Detailed checks must be done at least twice a year to help extend the lifespan of your roof. We suggest scheduling an inspection during the fall, just before the temperature starts to drop. Another check should be done after harsh weather clears. Always initiate repairs based on the results of your inspections.
Tip: Hire an expert to do the inspection for you. Their expert eyes will be able to spot less obvious problems that can cause serious trouble for your roof if left unattended.
Step 2: Fix roof leaks. During winter, your roof may take a beating from storms, winds, snow, and ice. Elements can create gaps, cracks, and holes on the roof surface where water can enter. Water intrusion from leaks can cause your decking to rot and make it a breeding ground for molds. Deal with leaks as soon as you spot them. Don’t postpone action just because you think the leak is just small.
Step 3: Repair damaged flashing. The elements can rust, crack, or loosen your roof flashing. The flashing is a metal strip installed along roof joints (like vents, dormers, and chimneys) to prevent water from seeping through. Failed flashing is a primary cause of roof leaks, so it’s important to keep them in top shape throughout the year. Repair or replace the flashing depending on the extent of the damage. Ask your roofer for help if you’re not sure what to do.
Step 4: Remove litter from gutters. Don’t wait for your gutters to be filled to the brim before you start cleaning them. Make it a habit to clear out leaves, twigs, and debris before they start to pile up. Regular cleanup should be done all year round, but pay special attention to them during winter. Make sure snow and ice do not accumulate inside.
Step 5: Clean the roof. Dirt and grime make your roof look old and unappealing. Once you’ve finished repairs and taken care of your gutters, schedule a power-wash for your roof. Using store-bought cleaning solution, scrub off grit, mold, and algae stains on the shingles.
Reminder: Be extra careful when working on your roof. Always wear protective gear when dealing with chemicals. If you’re not comfortable using ladders, hire a roofing expert to do the cleaning for you.
